The heart of Hayes Valley could be getting a drastic new addition, if plans for a 4-story, 41-unit condo project are approved this week.

The development is being planned for 450 Hayes Street between Gough and Octavia, currently home to the parking lot next to Flipper's. It's a large lot, encompassing roughly one third of the block, and stretching all the way from Hayes to Ivy. According to a document filed with the SF Planning Department, "the project would be expressed as two separate masses organized around a central courtyard." The proposed buildings would have 24 one-bedroom units, 16-two bedroom units, and 1 three-bedroom unit. Of the 41 total units, 5 would be so-called "affordable" housing, offered below market rates. There would also be 20 off-street parking spaces, and several ground-floor retail spaces facing Hayes Street. The firms in charge of the project are DM Development and DDG, both of whom are also behind new developments at 8 Octavia and 400 Grove. The firms' websites list a target completion date of 2015 for the 450 Hayes project. For the project to move forward, however, they must first get conditional use authorization from the Planning Commission, a requirement for any project on a lot larger than 10,000 square feet. (The lot in question measures 17,399.) The Planning Department's staff has recommended that the project be approved.
