It's been a while since we did a roundup of all the real estate and construction developments in the neighborhood, so grab yourself something to drink (shaken, stirred, or straight from the bottle) and check out what's currently on the market.

300 IVY [Residential + Commercial]



This 63-unit project at the corner of Grove & Gough, directly across from Boxing Room, is nearing completion. Some businesses are already beginning to build out their spaces on the ground floor, such as Klein Epstein & Parker and Monsieur Benjamin (Corey Lee's newest dining adventure). Curbed SF informs us a 2-bed, 2-bath 916-square-foot condo was sold on March 14 for $1.21M. 

573 HAYES [Commercial]



We came across this Craigslist post about a commercial space in "hot Hayes Valley." They only described it as "between Octavia and Laguna" but the pictures seem to match up to this clothing store. The asking price is $3000/month for the narrow space with 14-foot ceilings. Whatever you do, don't bother the tenants. Respond to the Craigslist ad instead if you're interested.

55 LAGUNA [Residential + Commercial]



Not much to report on this one yet. Several parts of the old structures have come down, and occasionally bulldozers like to get on giant mounds of dirt and emulate monster truck rallies (or maybe we just wish they would). 



The fence on the Laguna side of the project was painted into a rainbow, most likely honoring the LGBT senior housing that's planned for part of the residential units. It currently hosts temporary parking for the UCSF Dental Clinic until ground is broken later this year.

355 HAYES [Commercial]



The former home of Quatrine (custom furniture and accessories) is still on the market. We're not sure about the asking price for this one, but you can reach out to Tom Fazekas at (800) 755-7500 if interested in learning more. 

LAGUNA & OAK [Residential + Commercial]



The previous home of the Hayes Valley Farm is on its way to becoming a new Avalon Bay Apartment complex. Taking over an (almost) entire square block, and soon to host 182 units, this project is the largest in the neighborhood. Curbed SF informs us it's been designed by 3 different architectural firms and will have "three main courtyards... (and) two roof decks" spread across four separate buildings. No word yet on prices.

1960 MARKET [Residential + Commercial]



Designed by Bernardo Fort-Brescia and Miami-based firm Arquitectonica, this giant glass geometric Rubik's Cube on the border of Hayes Valley and the Lower Haight is almost ready to go. We noticed a sign the other day announcing that people can pick up their keys and have seen some U-Hauls parked out front, so it sounds like folks are moving in.

The Linea site says they offer "115 stunning condominium residences." Released last summer, this document says a 1 bedroom (+ den) unit will run you $800k. And according to this Craigslist post from 2.5 weeks ago, someone is already leasing a 1-bedroom unit for $4895/month. Yes, you read that correctly. 

So, lots of new housing options in the neighborhood. Any thoughts, for better or worse?
