It's been awhile since we updated you on the development of 580 Hayes, so let's check out the most recent news about this parcel of land located at the corner of Hayes and Laguna. 
Last September, we shared news that the current home of Hayes & Kebab, its outdoor patio, and the former Cisco Home would be turned into a mixed-use residential and commercial building. 

On Wednesday, the San Francisco Planning Department shared updates for their upcoming Public Hearing on Thursday, June 26. One item includes a needed approval for 580 Hayes, describing a change to the original plan. 

We spoke to Kate Conner at the city Planning Department who explained that the reason this project is being discussed is due to its size. "Since the intended project is larger than 10,000 square feet, it has to go to a public hearing to be approved," she explained. 

In addition to the update on the size, the following details have emerged about what's planned for the new space:

  • Demolition of 6,345 square-foot commercial building and a 1,160 square-foot parking lot
  • Construction of a new 5-story mixed-use building with 29 residential units
  • Inclusion of 8,000 square feet ground floor retail space for up to three restaurants (no word yet on whether Hayes & Kebab will remain in the new space)
  • Inclusion of basement-level parking garage for 20 parking spaces
When asked if there will be any Below Market Rate (BMR) units set aside for this new building, Kate said the developer has intent to pay a fee so they won't have to include any BMR units. 

For those wondering what she's talking about, developers have the option to pay a fee that goes to the Mayor's Office of Housing and Community Development which allows them to bypass BMR units in their own intended project. "The money gets applied to production of affordable units," Kate explained, "but they won't be necessarily affiliated with this project."
