A hearing to be held tomorrow morning will determine the future of Hayes Valley's Biergarten—and the parcel of land it rests upon. 

Biergarten is located on one of 22 parcels formerly occupied by the Central Freeway, which was removed after the 1989 Loma Prieta earthquake. (Last year, we wrote a quick breakdown of each parcel and what it's designated for.)

Biergarten sits on Parcel L, a lot slated for a market-rate housing development. However, with the housing market at a low in 2010, the decision was made to lease the space for five years to Matt and Aaron Hulme (who also own nearby Suppenküche) through PROXY Development. The Hulmes' lease is set to expire this fall and, as the Examiner initially reportedthe Mayor’s Office of Economic and Workforce Development and Real Estate director John Updike supports the lease extension, though the Board of Supervisor’s budget analyst Harvey Rose is pushing to sell the property.

In an email to its mailing list, Biergarten stated that tomorrow's Budget and Finance meeting could extend its lease by five years—through January 2021. "This is supported by our Supervisor [District 5's London Breed] and, from what we can tell, a great deal of the rest of the folks (new arrivals and legacy elements) that live and work in the neighborhood as well," the email states. 

Conor Johnston, from Breed's office, told us that the new lease would allow Parcel L to develop at the same time as Parcel K, which is slated for affordable housing. "Over the five-year term, the lease will generate almost $400K for the city," he said. "And frankly, Biergarten has become a great fixture in the neighborhood that people really enjoy. As President Breed said, 'Let them drink beer.'"

But even if Biergarten's lease is extended, it will come at a price. Socketsite reports that Biergarten's current monthly rent is only $2,000, but the Budget and Finance meeting agenda, states that if approved, the new rent would jump to $5,573.67.
