Portable bathrooms, restricted parking and the high-pitched noise from reversing trucks are familiar sights and sounds for Cole Valley residents. There are multiple construction projects going on in the neighborhood, and today, we'll take a look at four of the proposed or ongoing development projects on Stanyan Street.

New Four-Story Building Coming To Stanyan?

After the historic Lange House (199 Carl St.) sold for $3.1 million in 2014, the new owner made extensive renovations before putting it back on the market as a high-end rental home. Exterior work included removing a massive tree, which paved the way for plans, now under consideration by the Planning Commission, for a new four-story, four-residence building.

According to the application, the new structure will cost approximately $1.2 million to construct. Before the developer can break ground, the Planning Commission must grant a conditional use permit, which means members of the public will have an opportunity to express their support—or lack thereof—for the project.

As proposed, the wood-framed building would create 6,795 square feet of new living space, with car and bicycle parking for each unit. The initial building permit names Elevation Architects, whose portfolio includes the Hibernia Bank and Alamo Drafthouse Cinema, as the designer of the new building.

The firehouse wants to be tower-free. The tenants next door may get new neighbors if two in-laws are approved.

Fire Station 12 Seeks To Take Down Hose Tower, Replace Roof

Two blocks uphill at 1145 Stanyan St., Fire Station 12 may be taking a little bit off the top: SF Public Works is seeking permission to take down the station's hose tower and replace its existing roof.

Hose towers are essentially large drying racks for wet firehoses, which are hoisted to the top to speed up the drying process. Many modern stations now use electric dryers, which may be why SFFD is looking to go tower-free.

Two New Accessory Dwellings Proposed

Stanyan Hill & Irving Arms Partners, LP has applied to convert an existing garage space at 1135 Stanyan into two in-law apartments. To complete the transformation, overhead doors would be removed and replaced with a "new wall that appears to be vintage."

In addition to replacing the curb and adding a street tree, the owners would install "operable carriage doors."

A retaining wall has been completed, but there is still much more work to be done.

Last September, we looked at 1167 Stanyan after reader Bob G. wrote in to ask about a "huge construction project going on seemingly forever" between Grattan and Parnassus. Back then, the site, once home to two rundown buildings, was "an unruly mound of dirt that slopes toward the street."

Today, a retaining wall has been constructed at the rear of the lot—it'll eventually be used for a private garden—but crews are still using heavy equipment to excavate and create rooms for the single-family home that will be erected. (Work slowed dramatically earlier this year during the spring rains.)
