930 Cole Yoga Studio Falls Through; Giant Space To Go Back On The MarketPhoto: Walter Thompson/Hoodline

930 Cole, a century-old former auto garage in the heart of Cole Valley, has been transformed over the past year to house three new retail businesses. Two of those spaces have since been leased to an urgent care clinic and a clothing boutique, but the 4,750-square-foot space in the building’s rear will soon be back on the market, now that a proposed yoga studio has fallen through.

Linda Hothem, CEO of Pacific American Group, told Hoodline that this is the second time negotiations have fallen out of contract on the space, which is zoned for a business providing personal services. A previous studio owner backed out after an unexpected pregnancy; in this case, the Urban Sol Yoga partnership “failed to come together,” she said.

Because renovations are complete, Hothem said a new tenant ”could go in some other directions" besides a yoga studio. But with permitted uses restricted, “I don’t expect it to deviate too far from some kind of studio,” she said. She plans to show the space to more prospective tenants before officially re-listing the property next week.

The city defines personal services as retail operations “which provide grooming services,” such as health clubs, hair and beauty salons, tattoo parlors, “or instructional services not certified by the State Educational Agency,” like martial arts, dance or music studios.

“It’s more a list of what’s not allowed than what is allowed,” said Hothem, who noted tha offices and food sales are off the table.

Hothem’s broker is “still doing a little bit of analysis,” but she expects to lease the space, which includes a common hallway, the lobby, the studio and two new restrooms, for $2.50 to $3 per square foot. 

In October, Dignity Health - Go Health Urgent Care became the first new tenant to take occupancy at 930 Cole. Hothem said she recently turned over the third space in the building, which fronts Cole Street, to Leenie Rae, a new contemporary women's boutique and art gallery.
