Nine months after a rent hike forced American Cyclery to shutter its annex, American Cyclery Too (858 Stanyan St.), the storefront is under renovation to accommodate two new tenants.

Anne Lawrence, the Realtor who represented the landlord for Vanguard Properties, confirmed this week that new tenants are lined up and preparing to open shop this fall.

The space will be jointly occupied, she said, in part because the lease is only guaranteed through October of 2018. After that, the building could potentially begin an overhaul to become a 4-story mixed use development.

The first commercial tenant is Inner Richmond-based furnisher The Residents, which owner Claudia Mahecha classified as "a furniture store and interior design service that specializes in sustainably-produced design from Europe."

Currently housed at 147 Clement St., Mahecha said the move will allow her to have a larger showroom and expand her offerings for residential customers.

The Residents will end its tenure on Clement at the end of August and move into 858 Stanyan October 1, she said.

The second tenant, Lawrence said, is San Francisco native Eli Lippert, an artist and muralist who's also in business as a signmaker.

Lippert, who has a background in the Mission and has been involved with Precita Eyes, does everything from signage to murals to fine art. His clients include McCroskey Mattress Co., Shopfloor SF, and the Ambassador Hotel in the Tenderloin.
