Arlington is gearing up for a blend of nostalgia and urban revival as the City Council greenlights the transformation of the defunct Caravan Motel into the Caravan Court Hotel, a 145-room boutique lodging experience. Teaming up with Valencia Hotel Group, Division Hotel Management, LLC is set to raze both the old motel and neighboring Dollar Car Sales property. In its place will rise a fusion of luxury and retro charm that harks back to the city's mid-century heyday along the historic Bankhead Highway, according to the City of Arlington, Texas.
The City is entrusting the hotel development to Valencia's seasoned hands, the Houston-based developer known for vibrant properties that showcase local history and culture. Planned enhancements include the revival of the iconic Caravan Motor Hotel sign. With this venture comes a substantial financial commitment: The project's bill runs upwards of $45 million, with Arlington chipping in a $3 million grant for initial demolition and site prep. The city has also agreed to annual performance-based rebates that echo the taxes generated by the new hotel for a decade. Critics express some reservations about the cost, but proponents see long-term economic uplift.
Under this deal, demolition is expected to wrap by late September 2024, with the grand opening slated for December 2026. A stipulation in the agreement propels Division Hotel Management, LLC to work alongside the city to beautify the auto-centric Division Street Corridor. Aims include aesthetic elevations for local businesses and public areas, potentially culminating in a consolidated used car sales hub.
Gus Garcia, Arlington's economic development head, touts the project as a creative endeavor to spur growth. "Economic development isn’t a faucet, it’s a pump that requires creativity and deliberate effort," Garcia said, as per the City of Arlington, Texas. In line with his vision, the Caravan Court Hotel is expected to attract coins and crowds, breathing life into downtown Arlington, and expanding the hospitality industry's footprint. Furthermore, no City-issued debt and no new or increased taxes are involved, a point of significant satisfaction for the council.
But it isn't merely about hotel rooms and revenue—there's an underlying goal woven into the project's blueprint. Looking beyond concrete and check-ins, Lyndsay Mitchell, the city's director of strategic initiatives, underscores this development as a connection catalyst. Mitchell voiced, "The City has been working on strategic redevelopment in the corridor for over two decades and this is one of the most exciting catalytic projects to come along - stitching together connections between Downtown and the Entertainment District while paying respect to the rich history and mid-century aesthetic of the Corridor", as cited by the City of Arlington, Texas.
