Jersey Mike's is heading for the Shops at Nacogdoches in northeast San Antonio, with a franchise lined up for Suite 108 and a summer opening penciled in. State filings show a tenant finish is set to start late this month and wrap in early July, putting the new sub shop on track to be slicing cold cuts before the height of summer. The arrival is the latest sign of national fast-casual chains filling retail pads along Loop 1604.
According to the Texas Department of Licensing and Regulation, project TABS2026017871 lists 7038 N Loop 1604 E, Suite 108 as a 1,531-square-foot tenant finish with an estimated cost of $225,000 and planned construction dates from April 27 to July 3, 2026. The registration, filed April 16, records the project status as "Project Registered" and names Christopher Jacobs as the filing contact, per the agency's TABS project page (Texas Department of Licensing and Regulation).
As reported by What Now San Antonio, the permit lists Steve Tozzi as the tenant; Tozzi is a local Jersey Mike's franchisee. What Now San Antonio notes it reached out to Tozzi and the brand's development team for comment but had not heard back by the time of publication.
Where the shop will sit
The unit will occupy space inside the Shops at Nacogdoches, a recently delivered, 11,183-square-foot retail center that is marketed as fully leased. A Crexi marketing flyer for the property lists Jersey Mike's among the center's tenants and highlights a Swig built-to-suit and the site's prominent Loop 1604 frontage (Crexi).
A national growth play
Jersey Mike's traces its roots to Mike's Subs on the Jersey Shore and has grown into a major franchisor; the chain's January 2026 news release says it operates more than 3,200 locations and is beginning international expansion (Jersey Mike's). Locally, filings and reporting show a string of Jersey Mike's buildouts across Texas this year, from Katy Park to Tomball, underscoring the brand's push into fast-growing suburban retail corridors (subs inbound).
