Denver's DPC Cos. Unveils $100M Cosanti Commons Mixed-Use Development in Heart of ScottsdaleSource: YouTube/Scottsdale Arizona

Denver's DPC Cos., known for its mark on the Valley with the Scottsdale Entrada and the Park at San Tan, has now taken its ambitions to a bustling junction in Scottsdale, pitching a $100 million residential mixed-use development, per reports from the ABC15 News. The Cosanti Commons project is eyed for the northwest corner of Scottsdale Road and Shea Boulevard, with a design slated to deliver 240 multifamily units and stand four stories tall, engulfing about 380,000 square feet of prime Scottsdale space.

The proposal, which made its way to Scottsdale's development review board on March 21, nods at modern living with features like underground parking and a fitness room; it notably leans toward providing less expensive studios and one-bedroom apartments "to serve the nearby workforce, which includes teachers, nurses, small business owners, and employees," as revealed by the Business Journal, in a strategic move probably aimed at drawing in a diverse resident demographic and championing affordability.

DPC Cos. and its partner, High Street Residential, are not just focusing on the new residences; they will also retain a significant commercial footprint, a 79,200-square-foot commercial building already on-site will remain, hosting an array of tenants like the Mattison Avenue Salon Suites while the architects at ESG lead the project's design operations. The push for the project comes amidst the backdrop of a region that just saw the unveiling of the Acoya Shea luxury senior community, further exemplifying Scottsdale’s growth in high-profile developments.

With this latest proposal, Cosanti Commons is shaping up to be a nexus of urban living and convenience, positioned strategically near amenities including a Safeway and Harkins Theatres, it's a stake in the ground for DPC Cos. and High Street Residential’s growing influence on the local scene which includes projects like Smith & Rio in Tempe and The Fillmore in downtown Phoenix, yet, for the time being, representatives of the project have kept mum, declining to comment as noted by the development team's outreach consultant.
