
Houston's Upper Kirby district is primed for a transformation with the recent announcement of a 38-story residential tower and a Class AA office building setting up shop in this increasingly walkable neighborhood. Nashville-based Southern Land Company is spearheading the mixed-use development, slated to break ground in the summer, according to the Houston Chronicle. The project at 2811 Kirby Drive, promises nearly 1 million square feet of new space including luxury apartments, an office tower, and vibrant street-level retail and restaurant options for the burgeoning community.
The pending development which Stream Realty Partners will handle for office leasing involves an 83,322-square-foot office building complemented by a 38-story apartment tower that boasts 312 units and 18 penthouses, as per a statement obtained by Realty News Report, this plan aims to cater to the increasing demand for modern Class A office spaces, as employers look to attract workers back into the office environment. The design envisioned by architect firm Solomon Cordwell Buenz is expected to embrace the exclusive feel of the area, with construction anticipated to wrap up by 2027.
The retail and apartment scene in Katy is also expanding, with Read King breaking ground for a 348-unit apartment community as part of the Market at Katy Park, the Houston Chronicle reported. The Oak at Katy Park, set for completion in 2025, will lie in close proximity to a new H-E-B grocery store and feature amenities such as a pool, a pickleball court, a sauna, and more, with rents ranging from $1,600 to $2,600. Retail expansion is also on the cards with more than 45,000 square feet of commercial space under various stages of development.
The athletic apparel company Lululemon has stamped its presence in Rice Village, opening a 4,600-square-foot store, and is scheduled to unroll another store in Katy this coming February, this move is part of the brand's broader expansion, seeing a net increase of 55 stores globally this year reported the Houston Chronicle. Rice Village continues to diversify its retail offerings, also welcoming menswear shop Mizzen+Main and philanthropy-focused Luminary Lifestyle into the fold recently, setting a new benchmark for community retail landscapes.
