
A Beverly Hills-based company is pouring $5 million into the heart of Dallas, converting a former hotel into an apartment complex that caters to modern living. Omni Vision Dallas, the driving force behind the development, will kick off construction in April at the site of the old Wyndham Suites Dallas on Alpha Road, with the intent of transforming the space into the new Vision Apartments.
The plan, as detailed in a recent Texas Department of Licensing and Regulation filing, involves installing kitchens in each room and conducting a partial renovation of some rooms, while overhauling the first floor to introduce a range of building amenities. With the intent to repurpose every square inch of the establishment, the project spans a total of 38,841 square feet.
Omninet Capital, the wider investment umbrella of Omni Vision Dallas, shares its contact details with the latter and has been identified as a specialist in identifying and developing commercial and residential opportunities, as described in The Dallas Express. "With experience across all property types, the firm is actively acquiring value-added commercial real estate, as well as multi-family apartment buildings with value-add potential," their website states.
This ambitious venture aims to strike the market by April 2025 and is one part of a larger trend of adaptive reuse projects across Dallas. Despite skepticism from researchers about the profitability of such projects, as mentioned by The Dallas Express, Dallas has previously showcased successful transitions from former icons to residential structures. The Cabana Hotel on Stemmons Freeway is undergoing a similar facelift, with its developers receiving up to $41 million in economic development incentives from the Dallas City Council.
Omni Vision Dallas LLC, the stakeholder of the Vision Apartments project, has employed Artem Demchenko as the point of contact for the project, establishing a clear line of communication regarding the development.
