Astoria, a neighborhood in Queens, New York, is set to receive a new 7-story residential development at 23-04 32nd Street, as Flushing-based developer Raymond Chan plans to erect a building encompassing approximately 35,000 square feet with 29 residential units, according to plans filed with the city's Department of Buildings. The proposal also includes a 14-car parking garage, retail space on the ground floor, and a health care facility on the second floor, as reported by Crain's New York. This development follows Chan's previous undertaking where he purchased the original Barneys department store in Chelsea for $21.5 million in late 2023, aiming to convert it into luxury condos.
Adding to Astoria's growth, the Durst Organization is introducing the next phase of its Halletts Point project, which promises to blend residential units with public waterfront access. Slated for a spring 2025 opening, 20 and 30 Halletts Point will unveil two towers that feature 647 residential units and ground-floor retail space, with studios at the earlier 10 Halletts property starting at $2,055 a month, which could reflect the anticipated pricing structure, however, Durst said rents for the apartments have not been finalized according to an interview by Commercial Observer and amid rising construction costs, the development has faced challenges in maintaining its amenity offerings for residents; nonetheless, leasing is expected to begin in February with move-ins anticipated for the following spring.
Fostering community engagement, the Halletts Point project includes an esplanade, a feature that not only offers picturesque waterfront views but also activities such as children's playdates and picnics. "Residents will have a park at their footsteps, outside their door," Alexander Durst, principal and chief development officer at Durst Organization, remarked in an interview with Commercial Observer. Furthermore, the development aligns with green building practices and is on target for LEED Platinum certification, eclipsing the LEED Gold status of 10 Halletts Point thanks to enhancements like recycled ground-glass pozzolan and improved air quality delivery systems within the properties.
