Wake County's real estate market closed the year with a modest increase in median prices and a robust surge in sales transactions, according to recent data released by county officials. In December 2024, the median price for properties in the area ticked up by $5,000 to reach $460,000. This increment comes amid a general uptrend in transactions across various value segments of the market.
The most notable sale in the very high-value segment, which includes real estate transactions of $30 million and above, was the Crossroads Buildings I, II, III in Cary, with a striking price of $72.5 million. Despite only one such transaction being recorded in December, as compared to three in November, the figure remains noteworthy. The high-value segment, spanning deals from $1 million to $30 million, showed a significant increase in activity with 193 transactions totaling $464.5 million, up by $101.8 million from the previous month.
Meanwhile, the core market, which includes properties valued at $1 million or less, experienced a boost in transactions—with 1,838 in December, 169 more than in November. This segment's sales amounted to $840.3 million, marking a 10% climb from the previous month. According to the Wake County news release, "Transactions in the Core Market (property valued at $1 million or less) saw 1,838 transactions (169 more than November 2024) totaling $840.3 million, up 10% from November."
In total, Wake County's real estate transactions in December 2024 substantially increased to over $1.4 billion. The month witnessed 2,032 transactions across all segments, a noteworthy uptick from the 1,844 sales recorded in November.
