
The City of San Antonio has recently opened doors to the Sunstone Apartments, a new affordable housing complex on the city's West Side. The 199-apartment community is strategically placed for households earning up to 60% of the Area Median Income (AMI) - that's $52,200 annually for a family of three, as reported by the City of San Antonio.
According to the City of San Antonio's announcement, Sunstone is a significant $43.7 million investment, with $1.7 million coming from the 2022 Affordable Housing Bond approved by voters. Developed by the San Antonio Housing Trust alongside Pavilion Construction, and managed by Greystar Property Management, the project is nestled near Culebra and Callaghan roads, marking the seventh affordable housing development realized through the bond's support.
Emphasizing the local government's priorities, District 5 Councilmember Teri Castillo said, "The role of government is to put its people first, and that means investing in housing our community with dignity. Sunstone, and all that this development offers, is a testament to that sentiment. It shows what’s possible when we prioritize public good over private profit." A statement from the City of San Antonio quotes Castillo expressing her gratitude to all parties involved in the development.
Offering 21 homes for those earning up to 30% AMI and 178 for up to 60% AMI, Sunstone Apartments doesn't just provide a roof over heads, but also enriches lives with after-school programs, health and wellness services, and outdoor recreational areas that feature sports courts and a swimming pool. Pete Alaniz, Executive Director for the San Antonio Housing Trust, highlighted the project's impact, saying, “This is the way forward to ensure that all families in our community have the opportunity to live with dignity where they can afford." Not just a development, Sunstone has an eye on sustainability too, with Energy Star and Build San Antonio Green Level II certifications for its energy-efficient LED lighting, as stated by the City of San Antonio.
With an endorsement from Veronica Garcia, Director of Neighborhood and Housing Services, the city has committed roughly 85% of the 2022-2027 Affordable Housing Bond's $150 million, totaling $127.8 million in investment. This funding effort has already backed over 5,000 homes in San Antonio, either produced, rehabilitated, or in progress. Garcia notes, "Affordable housing is a challenge that demands not just resources, but collaboration and a deep understanding of what communities truly need."
