
In a move hailed as a leap forward for affordable housing, the State of Colorado, the Colorado Housing and Finance Authority, and the City and County of Denver rolled out Housing Hub Colorado, as confirmed by the Colorado Governor's Office. This new initiative aims to streamline the process of applying for affordable rental housing tax credits and public funds, promising a more efficient and less costly path for developers.
According to the joint statement, Governor Jared Polis and Mayor Mike Johnston recognize the urgency of the housing situation in Colorado, asserting that no greater need in Denver and Colorado than affordable housing, and that no greater obstacle to our success than time, these sentiments highlight a shared commitment to tackling the state's housing challenges swiftly but it's clear that the red tape and convoluted application procedures have been a real drag, so Housing Hub Colorado's entrance is timed well. With the alignment between various agencies, developers can now breathe easier as the convoluted process gives way to something more manageable, looking to cut down the timeline for building new homes in Colorado.
Reflecting the challenges faced by developers, a survey showed 85% support for a statewide common application to improve the funding application process for affordable housing, according to the Colorado Governor's Office. The newly launched Phase 1 of the initiative includes a centralized website with necessary timelines and resources, a universal application spreadsheet, aligned narrative questions across agencies, a simplified DOLA pre-application, and a unified funding timeline, which together aim to cut through the red tape and speed up project completion times.
Looking forward, Housing Hub Colorado is not just stopping at launching a centralized website and streamlined application processes, but rather, it's gearing up for Phase 2, where a common application for funding sources will be developed, targeting a 2026 launch, with plans to expand into additional housing programs. According to BuildStrong Foundation's Jamie Van Leeuwen, removing barriers and accelerating delivery is one of their biggest priorities, as developers cling to the hope that Housing Hub Colorado will catalyze the transformation of plans into homes, but what remains to be seen is how these lofty goals will materialize into concrete realities for the people of Colorado in need of affordable living spaces.
