Lake Las Vegas residents just shot down a round-the-clock grocery and gas station plan before it ever reached a final vote, and they did it the old-fashioned way: by showing up angry and in numbers.

The proposed Emerald Marketplace would have brought an upscale market, a restaurant, fuel pumps and EV charging to a corner near the lake. The project, planned for the intersection of Galleria Drive and Lake Las Vegas Parkway, was pulled this week by the developer after a heated community meeting, as reported by FOX5 Las Vegas.

The plan had already cleared the Henderson Planning Commission, but it ran into a wall of neighborhood opposition once word got out. About 100 people turned up at the meeting, and nearly all of them opposed the project.

Neighbors later described the session as tense and blindsiding. "The energy was very angry. We felt like we were being deceived by the applicant," Lake Las Vegas resident Kim Sherman told FOX5 Las Vegas. Other attendees warned that a 24-hour operation could disrupt the community's quiet atmosphere, raise crime worries and drag down nearby home values.

Several residents also raised environmental concerns, noting the parcel sits just a few hundred feet from the Las Vegas Wash, which flows into Lake Las Vegas.

Mayor and council step in

Henderson Mayor Michelle Romero and Councilman Jim Seebock stepped into the fray after hearing from residents. They reportedly approached the developer, who then agreed to withdraw the proposal, according to FOX5 Las Vegas.

The full City Council had been scheduled to vote on the project on Dec. 2, 2025. The city says the developer's withdrawal request will be brought forward at the next council meeting for formal acceptance. If that happens, the item will come off the upcoming council docket unless the applicant decides to re-file in the future.

Local context for shoppers

Opponents argued that the neighborhood's existing retail, including a small lakeside market, already covers day-to-day needs. They say a 24/7 operation would clash with the village-style character that drew many residents to Lake Las Vegas in the first place.

Seasons Grocery is one nearby option, highlighted in a local grocery ranking, and residents said they would rather see the site used in a way that keeps the area's quieter feel intact.

What to watch next

With the application withdrawn, neighbors say they plan to keep close tabs on the council agenda and any new filings from the developer. They are watching for possible changes to hours, layout or environmental protections if a reworked proposal surfaces.

City staff will post formal acceptance of the withdrawal if the council takes it up at its next meeting. Any future plans for the corner will have to go back through public review and hearings, giving residents another chance to weigh in if the fight over this lakefront corner returns.
