Dick's Sporting Goods and Havertys Furniture are locking in spots at The Grand at Aliana in Richmond, with construction kicking off this week on a purpose-built building, and both stores slated to open next year. The additions will drop two more big-box anchors onto the freeway-facing retail strip that NewQuest has been rolling out along the Grand Parkway corridor.

According to Covering Katy News, Dick's is set to take roughly 60,000 square feet and Havertys about 27,000 square feet inside an 87,000-square-foot structure. Havertys is aiming for a summer 2026 opening, with Dick's targeting fall 2026. Josh Friedlander of NewQuest told the outlet, "The addition of Dick's Sporting Goods and Havertys Furniture fulfills that goal."

Where the anchors will sit

The project is rising at the northeast corner of West Grand Parkway and West Airport Boulevard in Fort Bend County, part of NewQuest's Grand at Aliana development, according to NewQuest. Reporting from the Houston Chronicle has highlighted the center's rapid buildout and noted that a Costco already anchors the property, which helps explain why NewQuest has been working to fill the remaining endcap and anchor spaces.

Why retailers are moving in

NewQuest and local reporting point to fast population growth and rising household incomes in the trade area as the big draw. The developer told Covering Katy News that roughly 264,000 people now live within five miles of the center and that average annual household income in that radius is about $140,000. Those demographics, plus nearby master-planned communities and freeway visibility, are the reason NewQuest has been dialing up national anchors at the site.

What shoppers can expect

Havertys has been in expansion mode in the greater Houston market this year, adding showrooms and re-entering parts of the region, a pattern industry coverage has been tracking. Furniture Today previously reported on Havertys' Houston expansion plans earlier in 2025, so the Richmond store is expected to slot in alongside other recent Houston-area openings with a full-range furniture showroom. Dick's will bring a broad assortment of sport and outdoor merchandise to the center.

For now, NewQuest says work is already underway on the new building, which will occupy one of the last undeveloped stretches of storefronts along the center's main frontage. With openings penciled in for 2026, the two retailers mark another phase in the Grand at Aliana's evolution into a suburban retail hub for south Fort Bend County.
