
San Antonio’s last Genghis Grill has quietly flipped its “open” sign for good, clearing the way for a full Greek makeover at 1903 N Loop 1604 E., Suite 1106. The former build-your-own Mongolian bowl joint is set to become Two Greeks Grill, a family-run Greek restaurant that the owners say should open in early 2026 after a remodel scheduled to wrap in late May.
A project filing with the Texas Department of Licensing and Regulation lists a build-out for Two Greeks Grill at Suite 1106 and pegs the renovation cost at roughly $300,000, according to MySA. The outlet also reports the former Genghis Grill phone line has been disconnected, and recent online reviews indicate the spot likely shut down within the last few weeks.
New Owners Promise Traditional Gyros
Relatives Jerry Kouroumousis and Nick Zaimis, the duo behind Two Greeks Grill, told CultureMap San Antonio they plan to lean into a classic Greek lineup. The menu is expected to feature traditional gyros in pork, chicken, and an American-style doner beef-and-lamb blend, along with souvlaki, kebabs, whole chickens, and lamb chops.
“We’re just two Greek family members bringing what San Antonio has been missing for many years now, authentic traditional Greek food,” the owners wrote in an email to the outlet. They added that much of the menu will be made in-house from closely guarded family recipes.
Earlier Local Closures Underscored Trouble
The final shutdown at Loop 1604 is not the chain’s first rough chapter in San Antonio. KSAT previously reported that another local Genghis Grill was locked out in 2023 after a Metro Health inspection turned up multiple dead roaches and no hot water, and the landlord posted an eviction notice over unpaid rent. That episode underscored ongoing sanitation and lease problems at some franchise locations and helps explain why the brand has retreated in some markets.
Where the Chain Stands Now
Genghis Grill, founded in 1998 by Jeff Sinell, once boasted more than 100 restaurants across the country. Recent years have seen that footprint shrink to roughly 16 locations nationwide, CultureMap San Antonio reports. In San Antonio, the changeover from Mongolian bowls to Greek plates will be especially obvious at this Loop 1604 retail center as Two Greeks moves through permitting and construction.
Two Greeks Grill has not put a firm date on opening day, but state project registration suggests renovations could be finished by late May 2026, according to MySA.
