Shea Homes’ Trilogy brand has officially broken ground on Converde, its first 55-plus neighborhood in Texas, carving out a new resort-style enclave inside the 740-acre Evergreen master plan in Conroe. The new pocket of Evergreen is aimed squarely at active adults, with single-story homes and amenities tailored to buyers 55 and older.
In its community listing, Trilogy describes Converde as “an intimate enclave of ~524 homesites” and outlines nine single-story Freedom Collection floor plans, ranging from roughly 1,507 to 2,579 square feet, with prices anticipated to start in the low $300,000s. Planned amenities include an Open™ Wellness + Social Club, a resort-style pool, pickleball and bocce courts, and an on-site lifestyle director, according to Shea Homes.
What Converde Will Offer
Industry coverage indicates the Trilogy neighborhood will occupy roughly 170 acres within Evergreen, making it one of the larger single-brand enclaves in the master plan, according to Builder Magazine. The neighborhood is expected to include about 540 homes, a slightly higher figure than the builder’s homesite count, as reported by the Houston Business Journal. The project broke ground last week, according to local real estate coverage from Houston Agent Magazine.
Where It Fits In Evergreen
Evergreen is located at the northwest corner of FM 242 and FM 1314 and was pitched as a 740-acre master-planned community with roughly 2,000 homes. About 100 acres are set aside for parks, green space, and trails. That overall scope and location were outlined when Shea first broke ground on Evergreen in 2022, according to Shea Homes.
Local Market Context
Montgomery County has been a hot spot for new plats and master-planned community expansions as growth continues to push north of Houston. Industry trackers and local reporting say that trend is drawing a wider mix of housing types into the area. That backdrop, a steady run of recent approvals and new communities, helps explain why builders are layering in active-adult offerings, according to reporting by the Houston Chronicle.
What Builders Say
“Converde blends thoughtfully designed homes with modern conveniences and a dynamic, resort-style lifestyle created specifically for today’s 55-plus homebuyer,” Keith Luechtefeld, Houston division president for Shea Homes, said in a company statement quoted by Houston Agent Magazine. Trilogy’s arrival gives Conroe one of the region’s first large-scale, builder-backed 55-plus enclaves inside a major master plan and adds another option for older residents who want maintenance-lite, amenity-forward living close to The Woodlands and Lake Conroe.
