Raleigh City Council has approved $2.88 million in funding from the Affordable Housing Bond for the redevelopment of Duplex Village into affordable housing. The project will convert the city-owned 3.91-acre site along New Bern Avenue into approximately 120 affordable rental apartments in partnership with Blue Ridge Atlantic Development, as per the City of Raleigh.

All 120 units will remain designated as affordable housing for at least 80 years. The development will serve households earning below the Area Median Income (AMI), with 35 apartments reserved for residents with very low incomes at or below 30% of AMI. The project is intended to support Raleigh residents who are at risk of housing instability.

Duplex Village is located near the planned Bus Rapid Transit line, providing residents with access to public transportation, employment centers, and nearby services. City officials noted that the redevelopment is part of Raleigh’s ongoing efforts to increase the supply of affordable housing and support residents with a range of income levels.

The project is one of several initiatives funded through the city’s Affordable Housing Bond aimed at expanding long-term affordable housing options across Raleigh.
