
Bulldozers are rolling at Stellar at Link 56, the first batch of homes in the 150-acre Link 56 mixed-use project taking shape in northeast Denver near Denver International Airport. The opening phase will pack in garden-style apartments, build-to-rent townhomes, and new retail, headlined by a planned Target at 56th Avenue and Tower Road.
Phase one details
According to Kensington Development Partners, Phase I is a roughly $235 million effort that calls for a 150,799-square-foot Target store, 214 apartments spread across 13 buildings, and 170 build-to-rent townhomes. Kensington says initial infrastructure and retail pad work is already underway, with roads, utilities, and site prep in progress.
Who's building what
Kensington is developing Link 56 alongside IM Properties, while Livmark Communities is leading the Stellar residential piece. Livmark Communities lists "Stellar at Link 56" in its portfolio as a forthcoming for-rent community, in line with its focus on garden-style apartments and attached townhome rentals along the Front Range.
Amenities and design
As reported by The Denver Post, Stellar is slated to deliver a resort-style pool, hot tub and sauna, fitness and yoga studios, a golf simulator, dog spa, outdoor grilling areas and fire pits, plus two-story carriage-house townhomes and garden-style walk-up buildings. "Stellar at Link 56 represents exactly the kind of community we believe Denver needs more of, thoughtfully designed homes within walking distance of nature, transit, and everyday conveniences," Chris Beabout told the paper.
Transit and infrastructure
The site sits just south of the 61st & Peña light-rail stop, and developers say several acres will be set aside for parks and walking links to the Rocky Mountain Arsenal. Mortenson, which is handling civil infrastructure, notes that the job involves extensive earthmoving, utilities, and public right-of-way work, and it also requires threading utilities beneath a high-pressure jet-fuel line that serves DIA.
What comes next
Developers say vertical construction on the apartments and townhomes will follow the infrastructure work, with leasing details and additional retail tenants to be announced as pads are finished. BusinessDen reports that Target has purchased a parcel within Link 56 but has not yet set an opening date, and local filings show the development partners have secured financing to launch Phase I.
