Grange, the 1,130-acre master-planned community in Katy, is slimming down its lot sizes to reach buyers at lower price points. The development has rolled out 40-foot homesites and opened a new J. Patrick Homes model, aiming to bring newly built houses into the $300,000s while keeping families in Katy ISD and close to the community's planned parks and gathering spaces.

J. Patrick Homes has begun pre-sales for an 11-plan collection designed for the 40-foot homesites, with one- and two-story layouts that run roughly 1,300 to 2,500 square feet and base prices starting in the $370,000s, according to Grange. The new model home lets buyers walk through the plans and explore customization options, as the developer repositions this section of the community for shoppers looking under the $400,000 mark.

Builders and price points

Highland Homes will also build on 40-foot lots in Grange, joining a builder roster that includes David Weekley Homes, Drees Custom Homes, Newmark Homes, Perry Homes and Westin Homes, according to Houston Agent Magazine. When Grange was first marketed, some homesites were pitched in the $400,000s to $600,000s, and the 40-foot offerings are intended to push that entry price downward, Houston Chronicle reported. The master plan covers about 1,130 acres and anticipates roughly 2,400 homes overall, according to Johnson Development.

Amenities and schools

Grange’s plan calls for Ricestead, a roughly 20-acre amenity hub with pools, covered pickleball courts, a clubhouse and an event lawn, and Henley Park is already open to residents. The community also has land set aside for on-site Katy ISD schools, with a phased timeline for building out the amenities and school facilities, according to Houston Business Journal.

Why this matters for buyers

By shrinking lot sizes, builders can trim square footage and lower base prices, creating a path into new construction for buyers who could not reach Grange’s larger homesites. “We’re excited about this new addition to our builder lineup and the opportunities it offers for those looking for a home priced below $400,000,” Grange vice president Jacob Rice said in the community release, as reported by Houston Agent Magazine.

What buyers should do next

Pre-sales are underway and the J. Patrick Homes model is open for tours, giving buyers a first look at the 40-foot product. Highland Homes is expected to begin its 40-foot sales later this summer, which will add another option for shoppers who want to see the new plans in person. For availability, incentives and floor-plan details, buyers can check the J. Patrick Homes site or the Grange community news page from Grange.
