
Flexible office operator Industrious has locked in a long-term lease for the entire seventh floor of 902 Broadway in Manhattan’s Flatiron District, grabbing roughly 18,200 square feet. The floor is set to be built out with private offices, dedicated suites and reservable meeting rooms aimed at hybrid teams and on-demand members. For the Rosen family’s 902 Broadway, the deal brings in another sizable office tenant at a property that has quietly been racking up leases over the past year.
According to ConnectCRE, Koeppel Rosen arranged the transaction, with Max Koeppel representing the ownership in-house, while Cushman & Wakefield’s Justin Halpern and Edward Wartels handled negotiations for Industrious. Public deal listings identify the premises as the full seventh floor, with one report pegging the asking rent at about $69 per square foot and the term at roughly 15 years, 10 months, per Traded. Taken together, those terms signal a landlord play for a long, full-floor commitment from a turnkey operator rather than a short-term experiment.
Landlord Sees 'Resurgence' Of Coworking Demand
“As companies continue to adapt to ever-evolving working styles and employee preferences, we’re seeing a resurgence of coworking providers leasing space in New York City,” Max Koeppel said in a statement, per ConnectCRE. In other words, the Industrious lease is being framed as part of a broader comeback for flexible-space operators in Midtown South after a quieter run for traditional office leasing.
902 Broadway's Recent Leasing Momentum
902 Broadway has been on a bit of a roll. The building recently landed William Grant & Sons for a roughly 27,160-square-foot U.S. headquarters commitment, underscoring the property’s growing appeal, as reported by Commercial Observer. Koeppel Rosen has also pointed to more than 470,000 rentable square feet of new and renewed leases across its portfolio in 2025, a total that includes the Industrious deal, according to citybiz. Collectively, that activity suggests owners in Midtown South are chasing longer, larger leases to lock in stability and keep full-floor product occupied.
Industrious has not yet announced a public opening date for its Flatiron outpost. Once the space is live, the full-floor setup at 902 Broadway is expected to give Manhattan companies another centrally located, transit-friendly option for flexible, turnkey offices.
