Invited, the national club operator, is dropping nearly $9 million on a sweeping facelift at Fair Oaks Ranch Golf & Country Club north of San Antonio, reshaping the clubhouse, dining scene and on-course experience as it digs in deeper on the edge of the metro. The overhaul touches golf bunkers, racquet courts, the pool and fitness facilities, while layering in multiple new dining options aimed at both members and event business. Work has been staggered in phases so the club can keep core amenities open while construction creeps across the property.
As reported by San Antonio Business Journal, Irving-based Invited is putting nearly $9 million into the Fair Oaks project and plans to roll out three new restaurants along with upgrades to golf, tennis and dining spaces. The Business Journal frames the spending as part of a broader push to grow Invited’s San Antonio footprint and funnel more member traffic into its club network.
What the renovation includes
Local coverage says the work has been broken into phases, with racquet and pool improvements already wrapped and a new fitness center called The Forge among the headline additions. Community Impact reported that The Forge was expected to open in July and that remaining clubhouse and restaurant projects were targeted for an October finish, with on-course work handled by outside design teams. That phased game plan lets the club keep parts of the property humming along while the bigger spaces are rebuilt or reimagined.
Course work and design partners
Industry coverage notes that the Live Oak course’s bunkers were redesigned with input from World Golf Hall of Famer Lanny Wadkins and relined using the ZLine system to improve drainage and playability. Golf Daily reported that Invited staff say the rebuilt bunkers have been a hit with members and that the work wrapped quickly, with the course reopening after a roughly three-month project. The course updates sit inside a broader refresh intended to bring the Gary Player-designed layouts in line with current standards.
Why Invited is doubling down here
Local reporting and club materials cast the Fair Oaks project as more than a cosmetic polish; it is a strategic upgrade meant to lift membership, event bookings and food-and-beverage revenue in a suburban pocket that keeps growing. MySA noted that Invited considers Fair Oaks a flagship property in its Texas lineup and that this investment fits into a larger pattern of portfolio improvements. The heavier emphasis on restaurants, fitness and racquets tracks with a wider industry shift toward lifestyle-forward club experiences rather than purely golf-first operations.
What members and neighbors should expect next
Renovations kicked off in early 2025 and continue on a phased schedule; Community Impact and other local reporting indicate some pieces are finished while dining and clubhouse work is still rolling out. Membership and benefit details, including cross-club access through Invited’s XLife program, are laid out on the club’s website for prospective members and event planners. For now, the nearly $9 million push signals a long-term bet on the North San Antonio market and a pivot toward more food-forward, multi-use club experiences at Fair Oaks Ranch.
