Kroger is getting ready to put shovels in the ground on the McKinney-Prosper line, with a new Kroger Marketplace-format store slated for the southeast corner of North Custer Road and Frontier Parkway. The public groundbreaking is set for 10 a.m. Friday, with remarks from McKinney Mayor Bill Cox and Kroger Dallas Division president Rudy DiPietro. The store is expected to open in early 2027 and will serve as the anchor for a larger shopping center planned for the corner, according to CultureMap Dallas, which reports Kroger first announced the site in December 2025.
CultureMap Dallas notes that the McKinney location is designed in the chain's Marketplace format and is on track for an early 2027 opening.
What the Marketplace format brings
Kroger's Marketplace stores combine a full-service grocery and pharmacy with expanded general merchandise, aiming to be a one-stop spot for everything from weekly staples to last-minute home upgrades. The Houston Chronicle reports that these stores typically run between about 99,000 and 130,000 square feet.
Where it fits in the Custer Frontier project
As outlined by Community Impact, the McKinney Kroger will anchor the Custer Frontier Marketplace development, which is planned to include roughly 45,000 square feet of additional retail space along with several pad sites. That report lists the store at about 99,000 square feet and notes a March 2027 opening target.
CultureMap Dallas also reports that Kroger identified the McKinney site as the first of three Marketplace locations expected to break ground in 2026, with another confirmed for Fate and a third site yet to be named. The Houston Chronicle notes that Kroger opened a Marketplace in the Bonds Ranch area of Fort Worth in October 2025 and has additional North Texas projects underway.
Local officials and developers are expected to use the groundbreaking to talk through timing, traffic and future tenants. Kroger and city staff are slated to share more project details at the ceremony and in the months that follow. We will continue tracking public filings and tenant announcements as construction moves ahead.
