Webster's Baybrook East is getting a fresh burger player, with P. Terry's Burger Stand targeting a fourth-quarter 2027 debut that will plug its retro-style brand right into the Gulf Freeway dining rush.
The Austin-based chain is planning a buildout that includes a double drive-thru, indoor dining room and outdoor patio, bringing its familiar burger-and-fries formula to the busy I-45 and El Dorado Boulevard corridor. The new spot is slated to join a growing cluster of fast-casual and quick-service options along the frontage road.
P. Terry's Marketing Specialist Devon Messinger said in a March 20 email that the Baybrook East location is expected to open in the fourth quarter of 2027, and Senior Vice President Monty Montgomery told Community Impact the project will feature that double drive-thru setup along with a dining room and patio. The same outlet lists the planned address as 18611 Eastfield Drive in Webster.
Where It Will Sit In Baybrook East
On Regency Centers' Baybrook East property page, P. Terry's is mapped to space RT7 at roughly 3,500 square feet, with H-E-B listed as the center's anchor tenant. The site plan shows a cluster of quick-service and specialty food operators positioned near the future burger stand, a layout that leans into high-traffic dining and freeway convenience. Regency Centers includes the full site plan and tenant roster on its listing.
Timeline Shifted From Earlier Filings
An earlier report from Community Impact, citing a Texas Department of Licensing and Regulation filing, had pointed to a very different schedule. That filing indicated construction was expected to begin in February, wrap up by late August 2026 and carry an estimated project cost of about $900,000. The updated fourth-quarter 2027 opening target suggests the Webster timeline has shifted since those initial state filings.
What P. Terry's Brings
P. Terry's bills itself as a scratch-cooking burger stand that serves fresh, never-frozen black angus beef burgers, fresh-cut Idaho fries, hand-spun milkshakes and baked goods, according to P. Terry's website. It is a streamlined, high-turnover menu that typically plays well with double drive-thru volume, patio traffic and walk-up customers at suburban retail centers.
What To Watch Next
In the coming months, nearby drivers and neighbors can keep an eye out for building permits, visible site work or fresh lease signage at Baybrook East, which usually signal that timelines are firming up. Local reporting and landlord updates often follow once shovels hit the ground, and we will continue to track permit activity and company announcements for construction milestones and eventual hiring plans as the Webster build moves ahead.
