Highway 6 in Sugar Land could be in for another drive-thru dinner rush. Chipotle Mexican Grill is angling for a new freestanding spot in the Woodbridge area, with state paperwork outlining plans for a single-story restaurant near West Airport Boulevard and Highway 6. The project clocks in at about 2,385 square feet, with an estimated price tag of roughly $1 million, according to the Texas Department of Licensing and Regulation.
Project details
A filing with the Texas Department of Licensing and Regulation lists the development as “Chipotle MG - Woodbridge” (TABS2026012083). The documents describe new construction of a single-story freestanding restaurant, sized at 2,385 square feet with an estimated cost of $1,000,000. KLC Highway 6, LP is named as the owner, with Apogee identified as the design firm.
Where it will sit and what’s next
Community Impact first spotted the filing and reports the planned site is at the intersection of West Airport Boulevard and Highway 6 in the Woodbridge neighborhood. The outlet notes that a final street address has not yet been assigned and lists Funke Adesanya as the tenant.
What this means for Sugar Land
Chipotle currently shows two existing Sugar Land locations, so a Woodbridge outpost would give the city a third option and bring the brand closer to nearby subdivisions along the Highway 6 corridor. A freestanding restaurant in that spot would likely catch both neighborhood regulars and commuters cutting across town.
According to the filing with the Texas Department of Licensing and Regulation, construction is slated to start around Aug. 17 and wrap up by Nov. 24, 2026. If that schedule holds, the new restaurant could be serving before the end of the year. The state record lists the project status as “Review Complete” with the address still pending, so local permitting and on-the-ground site work are the next hurdles.
