Developers and designers say custom "Built to Spec" furnishings and durable finishes have helped fuel strong early demand and pushed lease-up ahead of student move-ins.
As reported by Florida YIMBY, Chicago-based Mary Cook Associates led the interiors with an emphasis on well-being, comfort, and flexibility across both private units and shared spaces. In-unit features include deep headboards with integrated power outlets, and samples of the project's furnishings were displayed in the pre-leasing office so prospective residents could literally test-drive materials before signing. According to Florida YIMBY, Mary Cook Associates credited these decisions with helping Aperture reach full lease-up three months before the community opened.

Toll Brothers Apartment Living and other industry write-ups outline a long list of amenities at Aperture that make the place feel more resort than dorm. The community offers a two-story fitness center, an e-sports gaming lounge, tech-enabled study spaces on every floor, a coffee house, and a resort-style pool with a tanning shelf and outdoor viewing screen, along with courtyard fire pits and grills for when the textbooks finally close. Units come fully furnished and feature quartz countertops, keyless entries, memory-foam mattresses, and smart TVs, while the property itself includes EV charging in the gated garage and a private shuttle to campus.
