
Pflugerville’s growth streak is about to get some serious square footage. Two new commercial projects, together topping 110,000 square feet of retail, office, and flex space, are scheduled to break ground in early April, according to the developers. The neighborhood shopping center and a Class A flex office and warehouse campus represent an estimated $45 million investment and are targeted for completion by February 2027.
In an interview with Community Impact, ARS Developers co-founder Prasad Kolishetti said both projects already have permits, early site work is in motion, and the company is coordinating with the local chamber for a formal groundbreaking in the first week of April. Kolishetti and co-founder Anuradha Rondla lead the Austin-area firm behind the twin developments.
What ARS Crossings Will Bring To The Neighborhood
The larger of the two projects, ARS Crossings, is planned along FM 685 near the Blackhawk neighborhood and is listed by the developer as a neighborhood retail and office project totaling about 68,505 square feet. According to ARS Developers, the center is being marketed for coffee shops, restaurants, medical offices, and other neighborhood services meant to serve nearby residents.
ARS OneSpace: Flex Space For Local Operators
The second project, ARS OneSpace, is described on the company’s project page as a Class A flex office and warehouse campus of roughly 44,460 square feet spread across four buildings. Fronting Heatherwilde Boulevard, the campus will feature retail-style storefronts facing the street with rear flex suites geared toward small businesses and e-commerce operators. The developer’s listing on ARS Developers includes site plans and parking ratios for would-be tenants and notes that the property is being offered for lease to local operators.
Why Pflugerville Is Getting The Attention
Pflugerville keeps adding people, which tends to catch a developer’s eye. The city’s population was estimated at about 66,819 residents as of July 1, 2024, according to the U.S. Census. Brokers and listing materials also point to a growing pipeline of nearby housing and mixed-use projects around Heatherwilde Boulevard, including a Wells Branch-area plan that Mathias Partners markets as the Village at Northtown, along with related multifamily buildout. Those pieces together form the demographic and development backdrop that ARS is betting on.
Timeline, Price Tag And What’s Next
Developers told Community Impact that the pair of projects represents a combined investment of about $45 million, with roughly $30 million allocated for the shopping center and $15 million for the flex campus. Both sites are aiming to wrap construction by February 2027. They also said no leases have been signed yet, though conversations with prospective tenants are underway, and more formal marketing is expected to ramp up after the planned April groundbreaking.
If those timelines hold, the two developments will plug new services and flexible workspace into parts of Pflugerville that developers say have been short on neighborhood retail and last-mile logistics options. Residents and nearby businesses can look for a wave of leasing news and tenant announcements in the weeks following the ceremonial launch.
