The compact strip will offer five tenant bays and is being pitched to regional and national restaurant operators, giving local diners yet another pocket of quick-service and full-service options along the increasingly busy SH 170 corridor.
Where They’ll Land
Leasing materials from Segovia Partners list Whataburger, Mi Chante and a dentist as tenants in the center, with two units still up for grabs at roughly 2,200 and 1,811 square feet. The project sits at the southwest corner of SH 170 and North Beach Street and is marketed under the address 3300 Alliance Gateway Freeway. The brokerage’s listing pitches the development as a tight retail cluster aimed at capturing traffic coming off the newly upgraded SH 170 corridor.
Builds And Timelines
State project filings show the Whataburger interior fit-out will cover about 3,000 square feet and include sit-down dining and a drive-thru, with an estimated renovation cost of roughly $1.188 million. Mi Chante’s build is logged as a 3,120-square-foot interior finish-out with an estimated cost of $375,000. The Texas Department of Licensing and Regulation lists the Whataburger project as TABS2025013619 and the Mi Chante project as TABS2026010729, with Mi Chante’s filing showing a March 2, 2026 start and an estimated July 6, 2026 completion date.
Mi Chante already operates locations in Prosper and Providence Village and highlights items such as grilled corn and queso fundido on its menu, according to the restaurant’s website. Local reporting notes that the new Whataburger will add one more North Fort Worth area outpost to the roster, joining existing stores in Roanoke and Keller, per Community Impact.

Infrastructure upgrades and highway work have been pulling retail toward the SH 170 corridor as developers chase both fast-growing neighborhoods and the steady logistics traffic that comes with proximity to AllianceTexas. The Texas Department of Transportation’s project page for SH 170 details planned improvements intended to better connect I 35W and SH 114, changes that have helped draw commercial attention to nearby parcels, per TxDOT. City planning and council records also point to investments along North Beach Street meant to support continued development in the area, according to a City of Fort Worth meeting agenda.
Segovia Partners still shows two smaller vacancies at the center and posts leasing details for prospective tenants. With the Whataburger fit-out already on file in state project records and Mi Chante’s build registered with a July 2026 target completion, the strip appears poised to fill in over the coming months. Dining watchers will have to hang tight for now, as ribbon-cutting dates and official opening announcements have yet to be released.
