Dollar Tree is set to take over the remaining chunk of the former Winn‑Dixie, moving in alongside an Aldi that already snapped up the other half of the old supermarket space. Fresh city permits clear the way for roughly 19,000 square feet of new discount retail, continuing a local trend where former full-size grocers get chopped up and re-leased to value chains.
Permit Greenlights Nearly 19,000-Square-Foot Build-Out
According to the Jacksonville Daily Record, the city signed off on the Dollar Tree build-out April 22. The permit authorizes contractor Gerard Ryan of Winston‑Salem to renovate about 19,007 square feet of the former Winn‑Dixie space at an estimated cost of $449,391. Plans call for a 12,695‑square‑foot sales floor, roughly 2,792 square feet of storage and about 3,520 square feet of unused storage, with RRMM Architects PC listed as the project architect.
How The Old Winn-Dixie Is Being Carved Up
The original Winn‑Dixie anchor came in at about 42,437 square feet. Aldi has already rebuilt and opened in roughly half of that footprint, leaving the balance to be reconfigured for co‑tenants. Marketing materials for the center show Aldi as the grocery anchor and highlight remaining space for lease, per Crexi.
Another Chapter In The Grocery Conversion Trend
The Brierwood deal fits a familiar pattern. Aldi’s purchase and conversion of many Southeastern Grocers locations has repeatedly produced this split-footprint setup: Aldi carves out a downsized grocery box while landlords hustle to fill the leftover square footage with other tenants. As previously reported by the Jacksonville Daily Record, the city earlier issued a permit for Williams & Rowe to renovate about 22,782 square feet at Brierwood for Aldi’s store.
What’s Next For The Plaza
According to TSG Realty, NAI Hallmark is handling leasing for Brierwood Village Plaza. Taken together, the two city permits for Aldi and Dollar Tree indicate that the former Winn‑Dixie anchor slot is essentially spoken for, with the big-box vacancy now divided between the two value-focused chains.
The permit for Dollar Tree does not list an opening date, and neither TSG nor NAI Hallmark has released a public construction or grand-opening timeline. For now, tenants are signed, plans are drawn and Brierwood shoppers are left waiting to see when the new discount neighbor will finally open its doors.
