The PARC Group has started opening the first neighborhoods at EverRange, the developer's 1,000-acre master-planned community in south Jacksonville, shifting the project from pretty renderings to real front doors. The initial phase is slated for roughly 1,500 homes spread across six residential enclaves, with about half the land kept as wooded open space and trails.

Eight model homes by six builders are set to open for tours on April 25 at 12174 Mariposa Ave, giving would-be buyers an early walk-through of floorplans and finishes. Builders on site include David Weekley, Dostie, ICI Homes, Providence, Riverside and Toll Brothers. The opening lets shoppers get, as PARC's president put it, "a true feel for what living in EverRange will look like," according to Jax Daily Record.

EverRange sits between eTown and Nocatee, with its main entrance off Philips Highway north of Nocatee Parkway. The master plan revolves around a walkable town center dubbed The Station and a recreation hub called The Grove. The PARC Group says the community's rustic-modern vision will roll out new neighborhoods through 2026 as it builds toward the roughly 1,500-home total, according to EverRange.

What's Opening First And Who's Building

The debut neighborhood, Mariposa, includes about 175 single-family home sites and will showcase model homes ranging from starter to move-up designs. Planned amenities for residents include a resort-style pool, pickleball courts, a splash pad, playground, fishing pond and a food-truck area, according to Jax Daily Record.

How EverRange Will Be Financed And Governed

EverRange will be served by a Community Development District, the Coastal Ridge CDD, which is set up to finance public improvements using long-term special-assessment bonds. The district's structure pushes both capital and operating costs to property owners. The developer's CDD brochure notes that the assessments show up as a single line item on Duval County tax bills and will help pay for roads, trails, stormwater systems and ongoing maintenance, per EverRange's CDD brochure.

Why PARC Is Betting On Another Big Community

The PARC Group is leaning on a familiar playbook. Its resume already includes Nocatee and eTown, two master-planned communities that helped redirect housing growth on the First Coast, and executives say EverRange is designed as the next iteration of that model of connectivity and preserved open space. The company argues that the blend of nearby retail, trails and amenity centers is aimed at buyers looking for lower-maintenance homes close to jobs and schools, per The PARC Group.

Who's Already Selling And For How Much

Toll Brothers has announced that its Regency at EverRange 55+ enclave is now open, marketing homes starting from the mid-$500,000s. Planned amenities include a clubhouse, pool and pickleball courts. The builder says its Acadia collection features single-story floor plans aimed at active-adult buyers, according to Toll Brothers.

Model-home hours, builder contacts and lot releases will vary by enclave. Additional coverage and community details are available from the Jacksonville Business Journal. For buyers, planners and neighbors tracking south Jacksonville's growth, EverRange is shaping up as the next big master-planned push in the corridor between eTown and Nocatee.
