Habitat, the mixed-use complex rising at 3401 S. La Cienega Blvd., is gearing up to welcome its first residents next month as crews hustle through the last round of amenity finishes. The transit-adjacent campus teams a 12-story, 260-unit apartment tower with a six-story creative office building beside the La Cienega/Jefferson Metro stop. After more than two years of construction, the project's landscaped plaza and new bike-path links along Jefferson are finally snapping into focus.

According to Lendlease, pre-leasing for Habitat Residences kicked off on March 23, 2026, with the developer pegging a spring opening for the community. As reported by Urbanize LA, the housing side of the project is expected to start move-ins in May.

Design and architecture

Design architect SHoP Architects led the overall vision, while Steinberg Hart served as architect of record, shaping the stepped, indoor-outdoor massing that defines the campus. As outlined by Steinberg Hart, the plan combines floor-to-ceiling glass, low-carbon materials and biophilic features and targets LEED credentials for both buildings. The firm notes that plazas, terraces and landscaped corridors are stitched together to emphasize connections to transit and the surrounding neighborhoods.

Amenities and interiors

The residential interiors were conceptualized by Kelly Wearstler, and marketing renderings highlight wood, stone and tile finishes along with oversized windows and balconies on most units, according to Urbanize LA. Residents are slated to get a resort-style pool deck with cabanas, indoor-outdoor fitness spaces, a coworking lounge, social areas and a rooftop terrace. The project also reserves roughly an acre of landscaped open space that will be accessible to the public and designed to plug into the Expo bike path and nearby sidewalks.

Office component and scale

On the east side of the site, a six-story creative office building will span roughly 253,000 square feet and include 2,900 square feet of ground-floor retail, targeting entertainment and media tenants near Culver City. Multi-Housing News reports that the office floors feature tall floor-to-floor heights and outdoor terraces meant to appeal to flexible tenants. The two structures share below-grade parking, and the overall project folds in expanded bicycle infrastructure and EV charging as part of its sustainability goals.

Affordable housing and public benefits

The development won approval with density bonus incentives that secure 22 deed-restricted very-low-income units and seven workforce units, according to the environmental filings. The CEQA record notes that the campus totals roughly 460,000 square feet on a 3.59-acre site and spells out the parking, open space and public-benefit obligations that came with the green light. Those conditions were part of the deal that allowed a larger project footprint along the La Cienega corridor.

What this means for neighbors

Lendlease says Greystar will oversee residential leasing and that Habitat leans into walkable retail, transit access and sustainability features such as all-electric systems and onsite solar. The developer notes that the site sits across from a Whole Foods and connects directly to the La Cienega/Jefferson E-Line station, which they say should help smooth commutes to Culver City, downtown and the coast. For neighbors, the project brings new apartments, publicly accessible green space and a sizable office hub that is poised to further reshape the blocks orbiting the Metro stop.
