
Taylor Morrison has shelled out about $26 million for roughly 95 acres at 45 Thompson Road and is rolling out a new neighborhood called Rockyford. The Scottsdale-based builder plans 122 single-family, ranch-style homes, with four- and five-bedroom floorplans that run roughly 3,000 to 4,500 square feet and are expected to list from about $800,000 to $1 million. The property sits just west of Thomas Brooks Park near the Wake–Chatham county line, in the fast-growing corridor between Apex and Jordan Lake.
Where this land sits
The parcel is mapped at about 93 acres at 45 Thompson Road, on the edge of Apex’s western growth area south of I-40. Public listing information puts the lot at roughly 93.15 acres, placing the tract near the Wake–Chatham border and the Thomas Brooks Park complex, according to Redfin.

As reported by The News & Observer, Taylor Morrison paid about $26 million for the tract and will develop it as Rockyford, a community of 122 single-family homes. The N&O notes that the houses will feature four- and five-bedroom ranch floorplans measuring roughly 3,000 to 4,500 square feet and are expected to list from about $800,000 to $1 million. Mike Reynolds, Taylor Morrison’s Raleigh division president, told The News & Observer the area “boasts excellent connectivity to major thoroughfares, daily conveniences, and employment corridors.”
Pricing versus the market
Those list prices would come in well above the local median. Redfin reports Apex’s median sale price in March was about $630,000. The premium lines up with a regional tilt toward larger, higher-priced new construction in the Jordan Lake corridor and a limited supply of move-up inventory.
Taylor Morrison's bigger bet in the Triangle
Taylor Morrison is ramping up in the Triangle, and Rockyford is only one piece of the push. Its local pipeline includes the nearby Young Farm community in West Cary and the much larger Gracewood acquisition in western Apex earlier this year. That larger parcel purchase and the builder’s growing footprint were reported in a $59 million Gracewood bet, and the company is headquartered in Scottsdale, Arizona, per Taylor Morrison's corporate site.
What comes next
Local officials and neighbors will now be watching for subdivision plans, traffic studies and utility work that typically follow big land purchases. The News & Observer notes Apex’s population has already swelled to more than 82,000, and town estimates put it above 100,000 by 2030. The News & Observer’s report did not include a timetable for Rockyford’s sales or buildout, so the pace of construction will hinge on permitting and market timing.
