
South Arlington has a new rental player on the block. Southern Impression Homes has started welcoming residents to LyvWell at Harmony, a 213-unit build-to-rent townhome community that marks the company’s first Texas project.
Phase one of the development is complete, the first wave of homes has been delivered, and early renters are moving in. The community leans into a suburban-feel package: private fenced yards, attached garages and wellness-minded common spaces aimed squarely at families and commuters.
Southern Impression’s phase-one completion, the 213-unit scale and the fact that LyvWell at Harmony is its first Texas project were reported by the Dallas Business Journal, which also noted the company’s push beyond its traditional footprint in the Southeast.
Partners and financing
The community was developed in partnership with Alpaca Real Estate and LyvWell Communities, with Southern Impression serving as builder and general contractor, according to a company release reported by Bisnow.
Alpaca has shared that the deal used a forward purchase structure, and its LinkedIn updates note that lender LendingOne provided financing. Those same updates say the first homes were delivered late last year, with residents beginning to take occupancy shortly after.
Wellness-first design earns recognition
LyvWell at Harmony has been singled out for its health-focused design and is among the first low-rise build-to-rent projects to receive a Fitwel 1-Star design certification, according to Fitwel.
The certification and project materials highlight a grab bag of wellness features: filtered-water access, low-VOC finishes, blackout shades, smart temperature controls, landscaped walking paths and dedicated mindfulness areas.
Location and what renters will find
The community is located at 9002 S. Collins St. in south Arlington, near I-20 and TX-360 and within Mansfield ISD, according to the development’s website.
Marketing for LyvWell at Harmony lists two-, three- and four-bedroom townhomes. Each is billed as offering a private fenced yard, an attached garage and smart-home features, along with curated indoor and outdoor spaces designed for movement and social connection.
Why DFW still draws build-to-rent projects
Dallas-Fort Worth remains one of the country’s busiest build-to-rent markets, with the Metroplex consistently near the top of the pack for BTR pipelines and deliveries in recent years. That level of activity helps explain why institutional developers and fee builders continue to plant flags in North Texas.
Yardi Matrix data cited by Multi-Housing News places the region among the markets with significant build-to-rent pipelines, even as deliveries and absorption work through a rebalancing phase.
Southern Impression has cast LyvWell at Harmony as a showcase for its vertically integrated platform. “This project demonstrates the breadth of our capabilities,” the company said in a release quoted by Bisnow. For Arlington, the townhome community adds a branded, wellness-oriented rental option to an already competitive housing market.
