The low-slung TowneBank branch on Carnegie Boulevard is on its way out. The bank is clearing the site at 6337 Carnegie Blvd. in SouthPark so it can put up a much larger headquarters on the same 1.53-acre parcel, trading its single-story office for a multi-story mixed-use building that will tower over the current footprint. Demolition prep crews are already on site as the project shifts from paperwork to construction staging.
The overhaul, first detailed by the Charlotte Business Journal, pairs TowneBank with Harris Investment Company on a full rebuild of the property. Executives view the SouthPark project as part of a broader effort to make Charlotte the bank’s operational base for the Carolinas, according to the Journal.
Development Plan and Size
City rezoning documents for Rezoning Petition No. 2025-071 sign off on a big expansion. The approved plan allows up to 60,800 square feet of office uses, plus roughly 5,800 square feet for a financial institution and about 5,000 square feet for restaurant or retail. All in, the new project would be more than four times the size of the existing branch.
The petition, filed by Harris Investment Company #1 and approved by Charlotte City Council on Oct. 20, 2025, includes final site plans and technical sheets that spell out the building’s massing, parking layout and publicly accessible open space. The full package of plans and supporting documents is available in the City of Charlotte rezoning files.
What It Means for SouthPark
The project adds another data point to SouthPark’s evolution into a dense office and corporate hub, with TowneBank using the rebuild to deepen its operational footprint in the market. The bank has been active in nearby civic projects, including a naming gift tied to the planned TowneBank Symphony Park, which it has framed as part of its Charlotte growth strategy, according to TowneBank.
Timeline and Next Steps
With rezoning in place, key permits and technical reviews are already on file. The city’s documentation includes departmental comments and an approved site plan that TowneBank and Harris Investment Company will have to satisfy before full demolition and vertical construction can move ahead. The rezoning page outlines the petition, staff feedback and final site plans that will govern how the headquarters build-out proceeds on the Carnegie Boulevard site.
In the near term, neighbors can expect construction activity, site fencing and periodic traffic adjustments along Carnegie Boulevard as crews move equipment in and prepare the property. Longer term, the approved plans show public-facing retail and plaza space along the street, intended to bring more pedestrian life to that stretch of SouthPark once the larger headquarters and mixed-use project are complete.
