Webster's Baybrook Passage shopping center is poised to get a new late-night caffeine fix, as Haraz Coffee House moves ahead with plans for a 2,193-square-foot storefront serving Yemeni-style spiced coffees to the Houston Bay Area. Construction on the tenant buildout is slated to begin in late April and wrap in late July, according to public project filings, with the roughly $100,000 project adding to the chain's rapid expansion since its 2021 debut in Dearborn, Michigan.
Renovation timeline and size
According to the Texas Department of Licensing and Regulation, the Webster project (TABS2026017026) lists an official start date of April 28, 2026, and a completion date of July 28, 2026, for a 2,193-square-foot tenant improvement at 19403 Gulf Freeway, Suite 100. The filing shows an estimated renovation cost of $100,000 and names Manal Moazam as the tenant responsible for the buildout. The record classifies the work as renovation and alteration and notes that the project is privately funded.
Brand background and growth
Haraz was founded in 2021 by Hamzah Nasser in Dearborn, Michigan, and the company bills itself as a bridge between Yemeni coffee traditions and modern cafe culture. Haraz Coffee House currently lists more than 50 active locations and dozens more in development as the brand continues to expand. Recent openings in cities such as Folsom, California, have featured ribbon-cuttings and local fanfare, signaling a fast-moving national rollout. Folsom Times covered the February grand opening there and highlighted the local partners behind that outpost.
Menu and what to expect
Local reporting describes a menu that mixes traditional Yemeni drinks with standard cafe staples, so Webster residents can expect more than just a basic latte. Community Impact lists items such as the harazi mufawar (coffee with cardamom and cream) and the saffron adeni (black tea with Haraz spice, cream and saffron), alongside pour-overs, French presses, matcha, frappes and espresso drinks. Community Impact also first flagged the Webster filing and the Baybrook Passage location for the Bay Area edition.
Local footprint and what's next
The Webster shop will add to Haraz's growing presence in Greater Houston, where the chain already has nearby locations and franchisees pursuing drive-thru and suburban storefront concepts. Coverage of a planned Cypress drive-thru noted a Pearland shop that opened in January 2024, underscoring the brand's push into retail centers around the metro area. For Webster, the Texas licensing timeline offers a clear construction window, while leasing details and local permitting will ultimately determine the official opening date.
No public grand opening date has been announced, and Haraz Coffee House does not yet list a Webster location as of publication. With construction currently set to finish on July 28, 2026, the cafe could realistically debut later that summer if the buildout stays on track, with local franchise partners or the company expected to share hours and any soft-open plans closer to completion.
