Downtown San Antonio’s newest high rise is officially open for business. The Continental Residences, a 16-story, 290-unit rental tower on the city’s West Side, is now completed and welcoming early move-ins while leasing ramps up. The building anchors the Continental Block along San Pedro Creek between the renovated Continental Hotel and several restored historic structures, bringing a mix of market-rate and income-qualified apartments into the fast-changing district.
Who Built It and Where
Architecture firm BKV Group announced completion of The Continental Residences, a roughly 400,600-square-foot tower at 110 S. Laredo St., with Rogers-O’Brien as general contractor and Kairoi Residential set to manage the property, according to REJournals. The 290 units span studios, one- and two-bedroom apartments, plus a selection of two-story townhomes, and leasing and first move-ins are already underway. The broader Continental Block redevelopment, which restored the Continental Hotel and the Arana Building, is outlined on Weston Urban.
Design and Amenities
The tower’s design leans on a brick podium and street-level commercial space that echo nearby historic facades, with some residences stepping down to San Pedro Creek and offering private patios, according to Multifamily & Affordable Housing Business. A sixth-floor amenity level includes a clubroom, coworking areas, an indoor-outdoor fitness center, and an outdoor pool deck with lounge zones and an outdoor kitchen. Up top, a 16th-floor sky lounge provides panoramic views of downtown San Antonio.
Affordability and Context
Developer Weston Urban has reserved a significant share of homes as income-qualified units, with roughly half of the apartments set aside for households earning at or below 80% of the area median income, reporting the San Antonio Business Journal via KSAT. Across the block, the project adds about 22,000 square feet of retail and office space along with a five-level parking podium beneath the tower, per Weston Urban. Local business coverage has cast the Continental Block as part of a broader Downtown West surge tied to UTSA’s expanding downtown campus and other private projects, as reported by the San Antonio Business Journal.
Where It Fits in Downtown Growth
The Continental rises along the revitalized San Pedro Creek Culture Park, a roughly two-mile linear park with public art and history installations that has helped steer recent development in the area, according to reporting by Axios San Antonio. Next door, the historic Continental Hotel portion of the block has reopened with 28 furnished, flexible-stay units operated by Placemakr, per a 2025 press release from the company. City officials and project backers say the tower is intended to stitch together new housing, retail, and public space in the district.
Leasing and What to Expect
The building is now taking applications and booking tours through its leasing site, which offers floor plans, virtual tours, and contact details, with Kairoi Residential listed as on-site manager on thecontinentalresidences.com. Local apartment platforms show studio through two-bedroom layouts and a wide rent range, with some listings calling out move-in specials and immediate availability, according to directories such as HAR. Prospective renters can schedule in-person or virtual tours through the leasing office to preview available units and amenities.
The Continental Residences’ early lease-up will provide a quick read on demand for higher-density, mixed-income living in Downtown West, and neighbors and city planners will be watching retail leasing on the block just as closely. For now, the finished tower stands as one of the clearest signs yet of the west side of downtown San Antonio in mid-transformation.
