Armada is cast as a bright, dockside cantina built around tacos, burritos and quesadillas, backed by an extensive tequila and agave-spirits program. Atlas says the space will seat about 200 guests, with roughly half of those spots outside overlooking the harbor.

Marmo, meanwhile, is positioning itself as an Italian chophouse, with steaks, housemade pastas and a wide-ranging wine list, all set in interiors designed by Patrick Sutton, according to Atlas Restaurant Group.

When they'll open

The restaurants are slated to open to the public in mid-July, with July 16 targeted as opening day. Baltimore Fishbowl reported that the official openings are planned for Thursday, July 16. Patch noted that Atlas has staff training and service plans underway and listed the address as 80 Compromise Street in the Annapolis Waterfront Hotel.

Renovation and revenue expectations

The overhaul involved a major rework of the hotel’s dining and banquet areas, a roughly $15 million renovation that Atlas told the Baltimore Business Journal is part of a strategy that could see Annapolis account for about 20% of the company’s revenue next year. The buildout also uncovered some unwelcome surprises: about $800,000 in structural steel and support-pillar repairs that slowed the original timeline, with Eye On Annapolis detailing the added costs and delays.

What this means for Annapolis

With Marmo and Armada joining Atlas’ existing Choptank location and recent moves that include a majority stake in the Boatyard and a new Admiral’s Cup outpost, the group is tightening its grip along City Dock and the surrounding waterfront. Patch reported that the Annapolis Waterfront Hotel now includes more than 13,000 square feet of renovated event space, giving the city another harbor-view option for weddings, conferences and summer parties just as downtown crowds swell. Atlas' recent Annapolis expansion has also stirred plenty of local conversation about how much of the waterfront one restaurant group should control.
