Port Canaveral is taking another hard look at its seven-story Exploration Tower, a sail-shaped, iridescent landmark that has sat mostly quiet in recent years. The building debuted in 2013 as part of the port’s 60th anniversary projects and was meant to anchor the Cove waterfront. Now, renewed interest is building in putting the empty structure back to work for visitors, special events or private tenants.
Port Has Received A New Pitch
Port staff recently received a fresh proposal to convert the tower, according to the Orlando Business Journal. That report describes the structure as a $26 million landmark and notes that port officials are once again fielding ideas to reactivate the site.
What The Tower Contains
The seven-story building spans about 23,000 square feet and was originally conceived as a visitor center featuring interactive exhibits, a gift shop, a café, multiple observation decks and an 83-seat auditorium. Project descriptions and architect materials show that the tower opened in November 2013 and was intended as a focal point for the Canaveral Cove redevelopment. Architect Magazine documents the design and overall size.
Why It’s Been Idle
Admissions and special-event rentals at the tower plunged during the pandemic, and the port cut budgets and staffing as cruise operations came to a halt, according to coverage from the time. Florida Today reported that the port projected reduced revenue from the Exploration Tower during its 2020-21 budget revision. Commercial property listings now advertise the building as vacant and available for lease; a listing for 670 Dave Nisbet Drive describes the property as fully vacant. Realmo hosts that listing.
Next Steps
The Canaveral Port Authority’s real estate division oversees a wide portfolio and is responsible for leasing and tenant outreach, giving the agency a ready-made path to solicit proposals or pursue a lease or sale if port commissioners give the green light. Port documentation lays out contacts and procedures for leasing underused property, outlining a formal process that could be used if a redevelopment plan for the tower moves ahead.
