Rowlett’s Lakeview Parkway retail strip is getting another fast-casual player, with Piada Italian Street Food slated for a new build-out at 2700 Lakeview Parkway, Suite #100. Construction filings peg the project’s completion for November 2026, setting up a future grab-and-go option for neighbors buzzing around Lake Ray Hubbard.
The Columbus-born chain, known for its Italian street food spin in a quick-service format, is lining up this Lakeview Parkway spot as part of its broader North Texas expansion, positioning the Rowlett site within a busy corridor of shops, services and drive-thrus.
According to What Now Dallas, public filings identify the specific suite at 2700 Lakeview Parkway and outline the targeted construction timetable. The outlet reported that it had contacted Piada representatives for comment but had not received a response at the time of publication.
Piada traces its origin story to founder Chris Doody’s trip to Rimini, Italy, and promotes a menu centered on hand-rolled piadas, pasta bowls and chopped salads served from open kitchens, per Piada. The brand highlights compact, chef-driven formats that it says are designed to slide neatly into suburban shopping centers and other nontraditional spaces.
Site and timeline
Rowlett planning documents show that 2700 Lakeview Parkway sits within an active commercial project and has already been involved in recent permit activity and tree-removal filings, according to city planning records. The city requires a Certificate of Occupancy and annual food-service permits before any restaurant can officially open, as noted on the Rowlett permits page.
All of that means the November 2026 construction target still depends on inspections, approvals and the usual rounds of municipal box-checking before Piada can start slinging piadas to Parkway traffic.
Piada's North Texas push
Industry coverage has tracked Piada’s steady climb to roughly 62 locations, with recent growth focused on Texas, including additional units in the Dallas-Fort Worth area, according to QSR Magazine. The publication reports that Piada typically looks for spaces in the 2,400 to 2,700 square foot range and has been targeting both shopping-center endcaps and nontraditional venues such as airports.
Rowlett residents keeping an eye on the Lakeview Parkway site can follow the city’s development calendar and Piada’s official channels for updates on permits and opening plans. We will continue to track new filings and local notices as the project moves through inspections and tenant improvements.
