Two more companies just signed on at Paradigm River North in Denver’s River North (RiNo) Art District, giving the neighborhood’s newest office tower another bump in occupancy. Health-care billing startup Candid Health is taking about 14,000 square feet, and IA Interior Architects is leasing roughly 3,300 square feet, for a combined 17,300 square feet at the 3400 Walnut Street property. The eight-story, sustainability-focused building opened in 2024 and is courting tenants that want large, amenity-heavy floor plates and a walkable, buzzy neighborhood. The new leases span a mix of spec-suite and ground-floor space built out for flexible, collaborative use.

New deals and representation

As reported by Mile High CRE, JLL broker Morgan Kelly represented Candid Health, while Newmark’s Josh Pons handled the deal for IA Interior Architects. Sarajane Goodfellow and Allison Berry of CBRE represented Paradigm River North in both transactions. Candid is set to occupy part of a third-floor spec suite, and IA Interior Architects will take a street-level bay. The signings continue a steady run of leasing at the property.

Building features and sustainability

Listing materials describe Paradigm River North as a roughly 200,000-square-foot Class A office property with LEED Gold ambitions, open-air balconies on every floor, and tall ceilings that emphasize daylight and outdoor access. The leasing brochure highlights average floor plates of about 27,000 square feet and luxury spec suites ranging from approximately 4,178 to 13,998 square feet, according to the CBRE brochure. On-site perks include a 2,439-square-foot fitness center, bike storage, a WiFi-enabled lobby lounge, and valet parking with EV charging.

The latest leases add to a broader shift in RiNo, where a wave of new office product is layering onto galleries, restaurants, and retail to create a sizable daytime employment hub. Paradigm River North previously secured a large prelease with law firm Davis Graham & Stubbs and officially opened in 2024, according to the building’s opening release. That momentum has helped fuel ongoing neighborhood debates about growth, gentrification, and how to protect the district’s arts identity even as more office tenants arrive.
