
A two-story warehouse that has stood on Bedford Avenue in Flatbush since 1933 could soon be replaced by a 10-story residential building with 75 apartments, according to newly filed permits. The proposal calls for a 94-foot-tall structure spanning 45,760 square feet on a lot between Clarendon Road and Avenue D.
Permits have been filed for a ten-story residential building at 2564 Bedford Avenue in Flatbush, according to New York YIMBY. The project is designed by KMA Designs, with Navkiran Cheema listed as architect of record, and developed by Daniel Sussman under 2564 Bedford Partners LLC. The Xpdite Group is serving as the filing representative, and the plans also call for a 20-foot-long rear yard.
A Warehouse Site With a Long History
The 14,950-square-foot lot is currently occupied by a two-story warehouse built in 1933 that spans 20,500 square feet, the outlet's report notes — though PropertyShark lists the parcel's size differently, putting the lot at 20,482 square feet. 2564 Bedford Partners LLC acquired the property in November 2012 for $1.1 million from the Chik Group, and the site, which carries split R6A and R5B zoning, was marketed as a development site back in 2019.
A separate filing seeks to subdivide the tax lot into new tax lots, though those new lots would remain a single zoning lot. That subdivision application lists Israel Tishler of Revamp NYC as the owner, distinct from the development entity named on the building permit. Demolition permits for the existing structure have not yet been filed, and the application itself was still awaiting plan examiner assignment as of publication, per the same account.
Routed to the Development Hub
Because the proposed building rises more than seven stories, the application was routed to the Department of Buildings' Development Hub, which received it on September 24, 2026. The site sits within reach of two subway lines: the nearest station is the 2 and 5 trains at Newkirk Avenue–Little Haiti, while the Q train at Cortelyou Road is also within walking distance.
Part of a Broader Building Wave on Bedford Avenue
This filing adds to a string of recent development activity along the same Flatbush corridor. Permits were also filed earlier this year for a three-story mixed-use building at 2625 Bedford Avenue, while a seven-story, 354-unit project was filed in 2024 at 2366 Bedford Avenue, according to the Marketproof Blog. Nearby, permits were filed for a six-story residential building near the Church Avenue station on the 2 and 5 lines, as reported by the Brooklyn Eagle.
No timeline for construction, demolition, or project financing has been disclosed, and whether the plans will ultimately win approval remains to be seen. For now, the Bedford Avenue warehouse stands as it has for nearly a century, with its future resting on an application still working its way through the city's review process.
