
In a significant boost to Kyle's economic landscape, NewQuest Properties is ushering in a $250 million "lifestyle center" termed Vybe Park, following the go-ahead from local authorities. The Houston-based developer secured necessary nods from Kyle City Council and Hays County Commissioners Court on December 19, paving the path for a mixed-use development sprawl across 101 acres, according to Austin Business Journal.
These plans feature roughly 450,000 square feet designated for retail, spread over 72 acres, complemented by 426 residential units, promising to infuse at least $2.5 million in sales taxes and $1 million in property taxes each year and this development, projected to conjure at least 800 full-time jobs, is set to ease retail leakages afflicting the city, reported by KVUE.
The provision of $41 million in incentives will nudge the development forward, with NewQuest adhering to performance-based terms including phased retail space delivery and the inclusion of owner-occupied retail.
Encapsulating industrial and farmhouse aesthetics, the three-story multifamily constituents are a notch in the belt for Houston's Transwestern Commercial Services LLC, aiming to blend in with Vybe Park's retail landscape and leisure spots. This integration reflects Senior Vice President of NewQuest, Andrew Alvis's vision articulated back in August, where he aspired for Vybe Park to attract out-of-town patrons to "come here, shop, stay, work, play," per Austin Business Journal.
