In an expansion that further transforms the City Place area of Spring, Fein, an apartment developer, has purchased a substantial piece of land for a new residential complex. The deal saw Fein acquiring a 21.4-acre tract from CDC Houston, with plans to erect the 326-unit Echo Lake community, which will offer a range of living options including one- to three-bedroom townhomes with garages making up 40% of the mix, Community Impact reported.

The planned Echo Lake will not only feature residential units varying from 556 to 1,824 square feet in size, but it will also boast a 1.25-acre manmade lake; the lake itself will be encircled by trails and be a resident-exclusive amenity. According to Houston Chronicle, residents will have access to City Place's 150-acre nature preserve through a series of hike and bike trails, extending outdoor leisure opportunities within the vicinity of their homes.

Rebecca Luks, vice president of development at Martin Fein Interests, emphasized the strategic price setting of the Echo Lake community, with an aim to "accomodate the range of corporate employees living in and around City Place," as quoted in a Community Impact interview. This pricing strategy appears to be curated to appeal to the nearby employees of major corporations such as ExxonMobil and Hewlett Packard Enterprise, among others.

The burgeoning development represents the latest housing addition to City Place, which has previously seen Fein-developed communities like The Canopy and The Mark. Late 2024 is marked for the commencement of construction for Echo Lake, though a definitive date for the project’s completion remains to be announced, Community Impact noted. Meanwhile the comprehensive design and permission phase has concluded, as Harris County has fully permitted the project, and the developer’s review committee has stamped its approval on Fein’s plans, according to the Houston Chronicle.

While residents of Echo Lake may anticipate immersive nature and a diverse community atmosphere, specifics regarding rent prices have yet been disclosed in the public domain. But for now, the market rates in the broader Spring-Tomball area hover around an average of $1,403, a figure sourced from MRI Software as stated in Houston Chronicle's coverage.
