San Antonio's far West Side is set to undergo a massive transformation with the addition of 2,000 new homes across an 800-acre spread within the Briggs Ranch master-planned community. The joint venture between Heartwood Development Co. and Johnson Development Services promises to significantly alter the landscape of an area already buzzing with growth and new construction.

The stage is set to swiftly move forward with development plans near U.S. 90 and Texas 211, slated to begin this year. In anticipation of an expanding community, the duo has announced that builders Highland Homes, Perry Homes, Toll Brothers, and David Weekley Homes are onboard to construct the properties. Sales are expected to launch in 2025, offering residence options in a region popular for its affordability and strategic locale. "This property offers many advantages — an excellent location near Highway 90 and TX 211 that is about 30 minutes from downtown, strong schools within Medina Valley Independent School District and proximity to Briggs Ranch Golf Club, which is one of the top courses in Texas," said Michael Cox, president of Johnson Development Services, in a statement obtained by the San Antonio Express-News.

The development adds to a staggering surge of building activity on San Antonio's far West Side, where families are increasingly gravitating towards due to the draw of low housing prices, commendable schools, and proximity to significant employment hubs like Joint Base San Antonio-Lackland. The area has witnessed rapid population growth with the San Antonio-New Braunfels metro blooming as new residents flock to the region, drawn by its comparative affordability and reduced traffic pressures.

Commerce has not been slow to follow the uptick in housing needs, with essential services and shopping venues, including H-E-B, Costco Wholesale Corp., and Sprouts Farmers Market, having laid roots in the area over the past four years. According to data from real estate firm Zonda, builders have begun construction on 13,557 homes from fourth quarter 2022 to third quarter 2023, with a significant 25.9% of those on the far West Side – specifics provided by an article from the San Antonio Business Journal.

This undertaking will mark the sixth and largest Johnson Development Services and Heartwood Development partnership in the San Antonio area, joining other communities like Cinco Lakes and Overlook at Creekside. With eyes set firmly on realizing this new vision for the far West Side, both firms plan to continue to capitalize on the region's growth, providing ample housing for a dynamically expanding population.
