
As the Houston area's real estate market continues to bulldoze expectations, the Fulshear community, located over 30 miles west of the city center, demonstrates its appeal with soaring home sales despite high price points. The Houston Association of Realtors revealed that Fulshear, including Brookshire south of I-10 and Simonton, reported more than double the amount of home sales year-over-year in the final quarter of 2023. According to the Houston Chronicle, this northern Fort Bend and southern Waller County enclave ranked number one in the area for real estate transactions, with a notable 56% increase compared to the year prior.
Despite a flagging economy, the Houston region is not to be outdone in the national real estate rankings, claiming its place as a dominant force in master-planned community sales across the United States. In a report released by RCLCO, the Houston area seized the headline as home to 12 of the 50 best-selling master-planned communities (MPCs) nationwide. Even with tough situations like heightened interest rates, local builders have innovated with incentives, keeping the brew of new homes bubbling for prospective buyers. This inventory influx helped the Houston area's master-planned communities to a nearly 14% jump in sales during 2023 compared to the year before, as noted by a survey highlighted in Click2Houston.
Former Chair of the Houston Association of Realtors Jennifer Wauhob commented on the factors driving buyers to communities like Fulshear, saying, "You have people who can afford a $500,000 up to a million dollar home, but they're choosing the suburbs because they like the lifestyle." Wauhob told the Houston Chronicle that many opt for suburbia due to its reputable schools, desirable master-planned communities flush with amenities, and easier access to shopping and dining without the city's congested traffic.
Illustrating the market's prowess, Houston-based communities such as Sunterra, Bridgeland, and Jordan Ranch have shown remarkable year-over-year sales increases, according to data mentioned by Click2Houston. With developments like these acting as magnets for homeowners, no wonder the region's diversified housing options are touted by Click2Houston as a "real estate powerhouse." The same report also emphasized that Texas, particularly Houston, accounted for an impressive 36% of the top-selling communities in the country, painting the state as a titan of residential growth.
With median household incomes in Fulshear reaching $170,602 in 2022, it's clear that the demand for high-end housing is not waning. Correspondingly, the predominance of new constructions in Fulshear sales reinforces this narrative, as 78% of the homes sold in the last quarter of 2023 were newly built. This trend reflects not just in the local tableau but stretches across the entire region, signposting Houston's westward expansion as an ongoing script in Texas real estate.
