Eden Prairie homeowners are set to get the lowdown on their property's worth as the city's 2024 property assessment notices begin hitting mailboxes. The evaluation, conducted by the Hennepin County Assessor, pegs the City of Eden Prairie's total estimated market value (EMV) at about $14.54 billion, a slight uptick of 1.1% from last year's $14.38 billion, as per the city’s announcement.
Breaking it down by category, detached single-family homes are witnessing a modest increase of 0.8%, while townhomes and condominiums have risen by 0.5% and 1.6%, respectively. Mailed out this week, notifications will give individuals details of their property's classification, EMV, and information on homestead exclusion, taxable market value, and new improvement value. Moreover, in both dates and times, appeal options are laid out, which include the Local and County Board of Appeal and Equalization meetings.
However, not all segments are basking in the glow of appreciation. Commercial properties are seeing a drop of 1.2%. On the other hand, the industrial sector's valuations are surging by 6.7%, leading to an overall increase of 2% for the combined commercial and industrial sectors. Multi-family dwellings are taking a hit with a 2.9% decrease. Owners disagreeing with the 2024 valuation have the option for an informal appeal to the Assessing Division staff or can make their case at the Local Board of Appeal and Equalization, scheduled for 7 p.m. April 11 at the City Center. Petitions are encouraged to be filed by March 28 to help prepare a meeting agenda, according to the city's communication division.
In other news, Eden Prairie's civic engagement got a pulse check with the preliminary results of the Presidential Nomination Primary Election; 16% of the city's registered voters made their voices heard at the ballots. With 5,606 of them voting across 20 precincts and 992 absentee votes cast, Eden Prairie United Methodist Church and Pax Christi Catholic Community were teeming with the election buzz, recording the highest turnouts.
