
Garland's once drab Downtown Square is now a badge of honor as it grabs the Community Impact Award from the Dallas Business Journal's Best Real Estate Deals. This extensive makeover didn’t just take a lick of paint and some new benches, it was a serious overhaul that trounced 54 other worthy projects for the prize.
The City's initiative was a top pick out of 55 contenders across 18 BRED Award categories, which aim to showcase the best of the best in the North Texas real estate scene. The two-year redevelopment wasn't just a cosmetic touch-up; it reimagined over 60,000 square feet of Downtown Square and adjacent streetscapes, bringing a fresh vibe to the area. The project included 45 tons of structural steel, and 5 tons of concrete, not to mention 650 tons of stone that now anchor the revamped space.
The results boast more than just numbers. The project added some much-needed shade with 1,300 square feet of new structures, brighter nights with over 290 light fixtures, and turned sitting into a social staple with 400 feet of wall seating paired with 100 new chairs. Garland’s streets now sing with greens; 68 trees have been planted, introducing over 280 large grasses and plants, as well as a floral tapestry with more than 5,000 flowers and small plants, according to the City of Garland.
The renovated space isn't just a treat for the eyes, it's functional too. It now features a wide promenade, a large lawn that's ready for anything from your daily lounging to electrifying concerts, and even a playful water feature for children. Included is a shaded pavilion earmarked for smaller gigs and a vibrant new gateway feature that beckons visitors with open arms. The transformation wouldn't have been possible without the collaboration with Hill & Wilkinson, AECOM, and Studio Outside, who played pivotal roles in bringing the project to life.
